Does Propera make buying or selling decisions for me?
No. Propera provides estimates and analytical outputs based on the information you provide. You are responsible for verifying all data and making your own decisions.
How accurate are the estimates?
Accuracy depends on comp quality, so Propera shows you what it found rather than a single unexplained figure. Every ARV carries a confidence score reflecting how many qualifying sold comps were available and how closely they matched the subject property. Comp sale prices are verified against a second public source before use, and comps that fail verification are excluded. Estimates are strongest where recent nearby sales exist, and weakest for rural properties, unusual homes, and new construction. They support your due diligence rather than replace it.
Is Propera using AI?
Yes, in two specific places. AI generates the ARV estimate from verified sold comparable sales, and it converts a plain-language description of a property's condition into a line-item repair budget priced against your own cost settings. Your offer formula, fees, and floors are deterministic math you control. Propera does not use AI to judge whether a deal is worth doing.
Can I customize my investment criteria?
Yes. You set the minimum and maximum ARV percentages that define your offer range, a flat fee for assignment or commission, an offer floor and ceiling, and a rehab multiplier. Repair costs are yours too: per-square-foot budgets for flooring, interior and exterior paint, and siding; flat budgets for kitchen, bathroom, roof, HVAC, foundation, electrical, plumbing, water heater, and landscaping; per-unit costs for windows, doors, and light fixtures; and basic and high-end finish multipliers. Commercial deals use your cap rate and offer multipliers, land uses your discount rates, and the comp search radius is adjustable on every run. Can I connect Propera to my CRM?
Yes. On the Pro and Business plans, Propera auto-underwrites new leads and writes the ARV, comps, and Zillow links straight back onto the lead. Connect through Zapier or Make (which work with almost any CRM), or your CRM's own automation like Podio's GlobiFlow or GoHighLevel's native webhooks. Anything that can send a webhook works.
Is my data secure?
There is no password to steal. You sign in with a one-time code sent to your email, or with your Google account, and each code expires in ten minutes and works once. Your card details never reach Propera at all, because payments happen on Stripe's own checkout page. Every connection to the site is encrypted, and anyone arriving on an insecure link is redirected to a secure one. Your login session cannot be read by scripts on the page or sent over an unencrypted connection, and the site tells your browser to refuse insecure connections outright and to stop other sites from embedding it. Live customer data sits on separate servers from anything we test on, and is backed up daily. Full detail is on the Security page.
