This Privacy Policy describes how Propera ("Company," "we," "us," or "our") collects, uses, and discloses information when you access or use the Propera web application and related services (the "Service").

By using the Service, you agree to the collection and use of information in accordance with this Privacy Policy.

1. Information We Collect

Personal Information
When you create an account or use the Service, we may collect:

  • Name
  • Email address
  • Phone number
  • Account credentials
  • Billing or subscription details (processed by third-party payment providers)

User-Provided Content
We collect information you voluntarily submit, including:

  • Property addresses and characteristics
  • Financial assumptions and underwriting inputs
  • Notes, descriptions, and uploaded materials
  • Any other data entered into the platform

Usage and Technical Data
We automatically collect:

  • IP address
  • Browser and device information
  • Pages visited and actions taken
  • Log data and diagnostic information

2. How We Use Information

We use collected information to:

  • Provide, operate, and maintain the Service
  • Create and manage user accounts
  • Perform analytics and improve platform functionality
  • Generate estimates, projections, and analytical outputs based on user inputs
  • Communicate with users regarding updates, support, or service notices
  • Enforce our Terms of Service and prevent misuse

3. AI and Automated Processing

Certain features of the Service use automated systems and AI-assisted analysis to process user-provided information and generate outputs such as estimates or projections.

These outputs:

  • Are informational only
  • Are based on user inputs and available data
  • Are not guaranteed to be accurate, complete, or current

Users remain responsible for verifying all outputs and making their own decisions.

4. Cookies and Tracking Technologies

We use cookies and similar technologies to:

  • Authenticate users
  • Maintain sessions
  • Analyze usage and performance
  • Improve user experience
  • Measure which advertising brings people to Propera

The measurement tools we use, and what each one receives:

  • Google Analytics. Page views, the page you arrived from, your device type and approximate location.
  • Meta Pixel. Page views on the pages where it loads.
  • TikTok Pixel. Page views, plus the points in our funnel that matter to us: viewing the homepage, creating an account, completing your first underwrite, and starting a trial.
  • TikTok Events API. When a trial becomes a paid subscription, we send TikTok that event from our servers along with a one-way scrambled (hashed) version of your email address, a hashed internal account identifier, and the advertising click identifier that brought you here. The hashes cannot be reversed back into your email address.
  • Our own attribution cookie. Records how you first found us. This one stays with us and is not shared with anyone.

We limit what these tools can collect. We do not let them read the content of pages you view, which means the property addresses and analysis inside your account are never sent to them. Web addresses we share are stripped of anything after the path, so no identifiers travel in a link.

You can switch the measurement tools off using the Reject option in the cookie notice on any page. Your choice is remembered, and on later visits these tools are not loaded at all. Authentication and session cookies are required for the site to work and are not affected. You may also disable cookies through your browser settings, but some features may not function properly.

5. Sharing of Information

We may share information:

  • With service providers that support hosting, analytics, communications, or payments
  • With affiliates or successors in connection with a merger, acquisition, or asset sale
  • To comply with legal obligations or lawful requests
  • With user consent

We do not sell personal information.

We do share limited identifiers with advertising platforms so we can tell which ads work, as described in section 4. Under some privacy laws, including California's, that kind of sharing is treated separately from selling. It is what the Reject option in our cookie notice switches off.

6. Data Retention

We retain personal data for as long as necessary to:

  • Provide the Service
  • Comply with legal requirements
  • Resolve disputes
  • Enforce agreements

Users may request deletion of their account and associated data, subject to legal retention obligations.

7. Data Security

We use commercially reasonable safeguards to protect information. However, no system is completely secure, and we cannot guarantee absolute security.

8. Children's Privacy

The Service is not intended for individuals under 18. We do not knowingly collect personal information from minors.

9. Changes to This Policy

We may update this Privacy Policy periodically. Changes take effect when posted. Continued use of the Service constitutes acceptance of the updated policy.
