These are not the same kind of product, and the choice usually is not either-or. PropStream is a property data and lead generation platform: 160 million public records, 165 or more search filters, list building, an automated valuation model, and its own customizable Rehab Calculator. You drive the analysis with the tools it gives you. Propera does one job end to end: it selects and grades the comps, verifies each recorded sale price against a second public source, builds an itemized repair budget from a plain-language description, and applies the offer formula you configured. Many investors run PropStream to find deals and Propera to price them.

The difference is not how much data each one holds. It is how much of the decision is finished when you close the tab.
PropStream is deliberately broad. It is built so that one subscription covers finding a property, pulling its owner, checking its liens, and running your own comps against 165 filters. That breadth is real value if list building is part of your week.
The cost of breadth is that the analysis is still yours to do. You choose the comps, you decide whether the flip that sold down the street belongs in the set, and you fill in the Rehab Calculator. Propera makes those calls with a stated method and shows you what it did, so two properties underwritten a month apart are actually comparable.
Not all comps deserve equal weight
A renovated sale and a distressed sale on the same street support very different values. Propera grades every comp on the condition it sold in and on whether the sale was a genuine retail transaction, adjusts its price per square foot toward renovated-equivalent based on that grade, then weights it by how confident the grade is. A dated sale still counts, at what it is worth.

Which one you should actually pick

Questions people ask
Can I use PropStream and Propera together?
That is the most common arrangement. PropStream finds the property and gives you the owner and the list. Propera prices it. They overlap only on comps, and they answer different questions there: PropStream gives you a filterable set to work through, Propera gives you a graded and verified set with a number attached.
Does PropStream calculate ARV?
Yes. PropStream has an Automated Valuation Model and surfaces ARV through its Intelligence Assistant, and it has its own customizable Rehab Calculator. This page does not claim otherwise. The difference is in how the comps behind the number are chosen: Propera grades each comp for the condition it sold in and for whether the sale was a genuine retail transaction, and verifies the recorded sale price against a second public source before it counts.
Is Propera cheaper than PropStream?
At entry level, yes. Propera starts at $49 a month against $99 for PropStream Essentials. They are not equivalent purchases though: PropStream includes list building and owner data that Propera does not offer at all, so the comparison only holds if underwriting is what you are buying.
Does Propera build lead lists?
No. Propera does not build lists, skip trace or send mail. It underwrites the leads your existing stack produces, and on Pro and Business it connects to that stack so new leads are underwritten automatically as they arrive.
Do I need MLS access for either?
Not for Propera, which works on any address in the United States without MLS membership. PropStream blends public records with MLS data in the markets where it has it.
