PropStream vs BatchLeads
find the property, or work the list
Both hold nationwide property data. PropStream is built around searching and analyzing it. BatchLeads is built around contacting people at volume once you have.
These two overlap on data and diverge on purpose. PropStream is a property data and search platform: 160 million public records, 165 or more filters, comps from public records and MLS, an automated valuation model and a rehab calculator, from $99 a month. BatchLeads is a lead generation and marketing platform: monthly lead volumes from 10,000 to 75,000, owner contact data, skip tracing and outreach tooling, from $119 a month, with AI add-ons priced separately. It does have a Comparables tab and rent estimates, so it is not analysis-free, but the product is organised around reaching people rather than pricing houses. Choose on where your week actually stalls: finding and filtering properties, or contacting owners at volume.

BatchLeads capabilities taken from BatchLeads's own public pages, checked September 7, 2026. Plans and features change; verify anything that matters to your decision before you buy. "Not described" means the capability is not part of that product's published description of itself, which is not the same as proof it is absent.
One meters leads, the other meters nothing
The pricing pages look similar. The thing being sold is not.
BatchLeads sells lead volume: 10,000 a month at $119, 35,000 at $349, 75,000 at $749, alongside user seats. That model fits a business whose constraint is how many owners it can reach this month.
PropStream sells access to the data and the filters, with team seats bundled into higher tiers. Nothing is metered per lead. That fits a business whose constraint is finding the right properties rather than contacting many of them.
If your marketing already produces more leads than you can work, the BatchLeads model is charging you for the wrong axis. If you are hunting for a shortlist, the PropStream model is.
Both can comp. Neither will decide.
It is worth being precise here, because comparisons of these two often overstate the gap.
BatchLeads is frequently described as having no analysis at all. That is not accurate: it has a Comparables tab on every property profile, filters by property type, age, construction details and last sold date, and provides rent and comp estimates drawn from MLS and third-party data. Its Reia AI add-on generates repair estimates for $19 a month.
PropStream goes further on valuation, with an automated valuation model, ARV through its Intelligence Assistant and a customizable Rehab Calculator. But the shape of the work is the same in both: you pick the comparable sales, you judge whether each one belongs, and you carry the number into your own offer maths.
Where Propera fits
Full disclosure: Propera makes an underwriting tool, so we have an interest in the last point above. We do not compete with either product on list building, skip tracing or outreach, and neither is a Propera substitute. Judge the comparison on its own terms and verify against their pricing pages.
Which one you should actually pick
PropStream fits better if
- Finding and filtering the right properties is the hard part
- You want valuation and rehab tools inside the same platform
- You do not want a monthly lead ceiling
- Filter depth matters more to you than dialling and texting
BatchLeads fits better if
- Contacting owners at volume is the job, and 10k or more leads a month is real
- You want skip tracing and outreach in the same tool as the list
- You need many user seats: 26 are included at the top tier
- You want dialler and AI deal tools available as cheap add-ons
Questions people ask
Is BatchLeads just a list tool?
No, and comparisons often get this wrong. It has a Comparables tab on any property profile, filters by property type, age, construction details and last sold date, and provides rent and comp estimates. Its Reia AI add-on generates repair estimates. Lists and outreach are the center of the product, but analysis is present.
Which is cheaper?
PropStream starts lower at $99 against $119, and stays lower at the top: $699 against $749. But BatchLeads includes far more user seats at every tier, 3, 8 and 26 against PropStream's bundled 2 and 9. If you have a calling team, the seat count usually outweighs the headline price.
Do I need both?
Some teams do run both, because they solve different bottlenecks: one finds and analyzes properties, the other contacts owners at scale. If you are choosing one, choose the one that fixes the constraint you actually have this quarter.
Do either of them produce a maximum offer?
Not as a finished number. PropStream gives you an automated valuation model, ARV through its Intelligence Assistant and a rehab calculator; BatchLeads gives you comps and, with an add-on, repair estimates. In both cases the comp selection and the offer maths remain your judgment.
